Seasonal pines

MobileRVRepairinMundsPark

Munds Park is summer-escape country, and its RVs live a very particular life: five months of heavy use, seven months of sitting in the cold.

Northern Arizona

Twenty minutes south of Flagstaff on I-17, Munds Park fills up when the valley heats up. Many owners here keep a rig on a lot or at a seasonal site and treat it as a summer cabin, arriving in May and closing up around October. It is one of the most distinctly seasonal communities we serve.

That rhythm produces a predictable service calendar. Spring is de-winterizing, water heater and refrigerator startup, generator wake-ups, and finding out what happened over the winter. Summer is comfort and use: A/C, appliances, awnings, and leaks discovered during monsoon storms. Fall is winterizing, and it needs to happen earlier here than owners from Phoenix expect.

The pines that make Munds Park pleasant also drop needles and sap on roofs, hold moisture at seams, and hide the early stages of a leak. Rodents look for shelter in stored rigs as soon as nights turn cold. A rig that sits here through winter needs closing up properly, not just parking.

On location

Typical Munds Park calls

Seasonal lots and sites

Rigs that stay put for the season and get used hard while the owners are up.

Spring wake-up service

De-winterizing, appliance startup, and a look at what winter did.

Fall closing service

Winterizing early enough to beat the first serious freeze.

Monsoon leak calls

Roof, vent, and seam leaks that show up in the first real storms.

Rodent damage repair

Chewed wiring, nests in furnace ducting, and the smell that comes with them.

Generator and power service

Units that sat all winter and now refuse to cooperate.

Closing up properly beats opening up expensively

The difference between an easy spring and an expensive one in Munds Park is what happened in October. Full plumbing winterization, fuel and battery care, roof and sealant inspection, and rodent prevention take one visit. Skipping them can cost a water pump, a water heater, a wiring harness, and a floor.

If you are heading back to the valley for the winter, schedule the closing visit before you leave rather than planning to come back up for it.

Local conditions

Local conditions to plan for

Roughly 6,500 feet — hard freezes on both ends of the season
Long unattended winter storage under snow
Pine needles and sap trapping moisture on roofs and seams
Strong monsoon storms in mid-summer
Rodents actively seeking shelter in fall
Fuel and battery degradation over a seven-month layup
“Bryon was excellent with communication, letting me know I can come in for service sooner than scheduled. He redid my entire PVC sewage line from tank to valve and saved me money by reusing undamaged parts. I totally recommend High Country RV.”
